PROJECT: Total Roof, Deck, & Partial Structural Replacement

THE PROBLEM

The existing asphalt roof was deteriorated, blistered and wind damaged. The underlying insulation was saturated and the wood deck was rotted. After removing the roofing system, insulation and decking, it was discovered that many of the wood joists were deteriorating. Several of the main support beams had fractured which compromised the over all structural integrity of the building.

THE SOLUTION


Replacing Roof Support Structure
All deteriorated joints and main support beams had to be removed and replaced with new lumber. Careful consideration had to be given to natural gas lines, sprinkler system, electrical and phone lines, and heating system most of which were attached to the joints or structure that was being replaced.
After the buildings structural integrity was reestablished, new plywood deck was installed. Over the new deck, a layer of isocyanurate insulation board was secured to the decking using mechanical fasteners and steel plates. Over the secured decking, a new fully adhered, EPDM Rubber Membrane Roofing System was installed, returning the roof to a watertight condition.
